September 2, 2026
Bringing Experience, Heart & Military Relocation Expertise to the Scott Varley Team

The Scott Varley Team is excited to welcome Kathleen “Kathy” Schechner to our growing team of real estate professionals serving Saratoga Springs, Saratoga County, and the greater Capital Region of New York.

With 25 years of marketing experience, more than a decade of experience working with the military community, and a Military Relocation Professional (MRP) designation, Kathy brings a unique combination of professional expertise and genuine care to every client relationship.

But for Kathy, real estate is about much more than buying and selling homes. It’s about helping people confidently navigate some of life’s biggest transitions.

Inspired to Help Others Through Life’s Transitions

Kathy’s decision to pursue a career in real estate was influenced by her own experiences working with a real estate professional during stressful moments in her life.

“I love helping people and had a real estate agent that helped me at some stressful points in my life,” Kathy says. “He inspired me to get into real estate and help others, including the veteran and military populations I serve.”

Today, that experience shapes the way Kathy approaches her clients.

Whether someone is buying a home, selling a property, relocating to the Capital Region, or investing in real estate, Kathy sees her role as helping make that transition as smooth as possible.

“I treat everyone the way I would treat my family and friends,” she says. “I am honest, thoughtful and caring when it comes to working with all of my clients. I protect them and their interests as I would want to be protected.”

More Than 25 Years in the Capital Region

For clients considering a move to Saratoga Springs or the Capital District, Kathy brings another important advantage: firsthand local knowledge.

She has spent more than 25 years in the Saratoga and Capital Region and is proud to call Saratoga Springs home.

“The location and people are amazing,” Kathy says. “It is a destination for many people and, in my opinion, can’t be beat.”

Her connection to Saratoga goes beyond real estate, too. Kathy is a lifelong horse enthusiast who has played polo and loves the equestrian culture that is such an important part of the Saratoga Springs community.

When she isn’t working, you’ll also find her spending time with her two college-age daughters or enjoying some of her favorite local spots—including Uncommon Grounds for coffee or a light meal and Mexican Connection near the Saratoga Race Course.

A Saratoga Springs Real Estate Agent With a Marketing Advantage

Before real estate, Kathy spent 25 years building experience in marketing and communications.

That background gives her a valuable perspective when representing homeowners in the Saratoga Springs and Capital Region real estate markets.

Selling a home is ultimately a marketing challenge. It’s not enough to simply put a property on the market and wait for buyers to find it. How a home is positioned, presented, promoted, and communicated to prospective buyers can make a meaningful difference.

Kathy’s extensive marketing background helps her look at a property through that lens while developing a strategy designed around each individual seller.

Combined with the marketing resources and support available through the Scott Varley Team, it gives her clients a strong foundation when bringing a home to market.

Helping Military Families Relocate to the Capital Region

One of Kathy’s greatest areas of passion is working with military members, veterans, and their families.

As a Military Relocation Professional (MRP) with more than 10 years of experience working with the military community, Kathy understands that a military move can involve challenges that go far beyond finding the right house.

One of the transactions she remembers most involved helping a family of six relocate across the country from the Navy base in Bremerton, Washington, to Saratoga.

“Helping that family find a safe and healthy place to land in a strange location was an honor,” Kathy says. “They are now my neighbors, and I am so happy to have been able to help make their military transition a little easier.”

It’s an experience that captures exactly why Kathy chose real estate in the first place: helping people feel supported during periods of significant change.

For military families relocating to Saratoga Springs, Ballston Spa, Malta, Wilton, Clifton Park, Albany, or elsewhere in the Capital Region, having an agent who understands the unique circumstances surrounding military relocation can provide an added level of guidance throughout the process.

Why Kathy Joined the Scott Varley Team

When Kathy decided to take the next step in her real estate career, joining the Scott Varley Team felt like a natural fit.

“Scott has an amazing reputation in the Capital District,” she says. “Being a KW agent already, I saw great growth potential in joining Scott’s team. It’s been terrific so far.”

What has stood out most since joining the team is the collaborative environment.

“It is truly a team environment. Everyone is willing to be helpful,” Kathy says. “We all have the same goal—great customer service.”

That support extends beyond the agents themselves.

With listing coordination, transaction coordination, marketing, and operations support working behind the scenes, agents have resources available throughout the process—from preparing a property for market through closing.

As Kathy puts it, “Our listing and transaction coordinators keep our listings moving from signing to close. Add our marketing and director of operations to that, and you have a smooth-running machine.”

Navigating a Changing Capital Region Real Estate Market

Real estate markets change, but Kathy believes a client’s individual needs should remain at the center of every decision.

“The market is shifting, and I am interested to see where things move as we come into fall,” she says. “Helping clients transition at the right time for them is important to me, regardless of the current real estate market.”

Her advice for anyone feeling overwhelmed by buying or selling a home is simple:

“Take everything one step at a time. Looking too far ahead can make anyone panic.”

Instead of allowing the entire process to become overwhelming, Kathy focuses on helping clients understand what’s directly in front of them and make informed decisions along the way.

Most importantly, she wants every client to know they have someone firmly in their corner.

“I want them to feel like I’m 100% on their side and their best interests are my best interests.”

Getting to Know Kathy Beyond Real Estate

Kathy describes her real estate style in three words: energetic, friendly, and focused.

Her ideal coffee comes with plenty of vanilla creamer. She’s passionate about horses, loves Saratoga’s equestrian atmosphere, and even has a few unexpected stories from her previous careers—including a time when she drove an ambulance.

But the biggest motivation behind her work is much closer to home.

When asked what drives her to show up every day, Kathy’s answer is simple:

“I live every day for my daughters. I want to make them proud.”

That sense of purpose carries into the way she approaches her business and the people she serves.
